Who do I deal with when renting a property?
When we manage the property we advertise,
draft the Lease Agreement do all the inspections, collect the monthly rent, is in charge of the maintenance and do record keeping.
When we only do the placement, we advertise the property, procure a tenant and do the incoming inspection. After that, you'll deal with the landlord regarding maintenance, monthly rent etc.
When we are only in charge of the referral, we advertise the property, take tenants to view the property and for everything else you'll deal directly with the landlord.
Make sure to check with your agent what type of rental you are interested in.
What to I need in order to apply for renting a property?
To make the process easier for all parties it is important to have the following documents ready to submit:
1. Copy of ID or Passport (copy of work permit/residence)
2. 3 months most recent bank statements
3. Proof of income - current
4. Proof of current residential address (not later than 3 months old)
5. If employed for less than 3 months, the employment contract must be submitted.
How long will it take to know if my application is successful?
The application process can take up to 48 hours. Your agent will contact you to let you know whether your application was successful. Even though we at ALOE Realtors have a very strict application process, at the end of the day the final approval still lies with the property owner..
